Seller Readiness Tools — Free
Prepare Before You Market
Three free tools to help you understand your readiness, estimate your timeline, and identify delay risks before you go to market.
Seller Readiness Checker
Answer 13 questions and get an instant readiness rating
Do you have your title deeds or know your title number?
Your solicitor will need to obtain the title register from HMLR.
Do you have valid photo ID (passport or driving licence)?
Required for anti-money laundering checks by your estate agent and solicitor.
Have you instructed or chosen a solicitor/conveyancer?
Instructing early means they can start work the moment an offer is accepted.
Is there a valid Energy Performance Certificate (EPC) for the property?
Required by law before marketing. Valid for 10 years.
Have you completed or started the TA6 Property Information Form?
This form covers disputes, notices, planning, and other key information buyers need.
Have you completed or started the TA10 Fittings & Contents Form?
Confirms what is included in the sale — fixtures, fittings, and contents.
Do you have building regulations certificates for any alterations or extensions?
Includes loft conversions, extensions, garage conversions, and structural changes.
Do you have guarantees or warranties for work done on the property?
e.g. FENSA certificates for windows, damp-proofing guarantees, boiler warranties.
Do you know your outstanding mortgage balance and lender details?
Your solicitor will need to redeem the mortgage on completion.
If leasehold: do you know the remaining lease length and annual service charge?
Not applicable for freehold properties — answer Yes if freehold.
Are you aware of any planning applications, disputes, or notices affecting the property?
Buyers' solicitors will raise enquiries about these — better to know in advance.
Do you have a clear plan for where you are moving to?
Chain-free or with a confirmed onward purchase reduces fall-through risk.
Have you instructed or chosen an estate agent?
Including agreeing fees and marketing strategy.
This tool provides a general readiness assessment only. Requirements vary by property type and individual circumstances. Always take advice from your solicitor and estate agent.

Sale Delay Risk Checker
Identify delay risks specific to your property and situation
Is the property leasehold?
Includes flats and some houses.
Does the lease have fewer than 80 years remaining?
Short leases can make the property unmortgageable and significantly delay or prevent a sale.
Is this a probate or inherited property sale?
The grant of probate must be obtained before exchange can take place.
Have alterations or extensions been carried out without building regulations approval?
Includes loft conversions, extensions, garage conversions, and structural changes.
Are you buying onward (part of a chain)?
Chains require all parties to be ready to exchange simultaneously.
Is your buyer using a mortgage?
Mortgage buyers require a lender valuation and formal mortgage offer before exchange.
Are you aware of any boundary disputes, neighbour disputes, or planning notices?
These must be disclosed on the TA6 form and can cause significant delays.
Have you not yet completed the TA6 Property Information Form?
This is one of the most common causes of enquiry delays.
Have you not yet instructed a solicitor?
Instructing early means your solicitor can start preparing the contract pack immediately.
Is there no valid EPC for the property?
An EPC is required by law before marketing. Valid for 10 years.
Is there Japanese knotweed or other invasive plants on or near the property?
Must be disclosed and can affect mortgage offers.
Is the property in a flood risk area or has it flooded previously?
Must be disclosed and can affect insurance and mortgage offers.
This tool identifies common delay risk factors based on your answers. It is not a substitute for legal advice. Always discuss your specific circumstances with your solicitor and estate agent.
